The Critical Role of a Realtor in a Real Estate Transaction
The Orlando Regional REALTOR Association recently created an expansive list of everything that real estate practitioners do for sellers, from measuring interior square footage to creating marketing brochures and negotiating offers.  They found that Realtors perform a minimum of 180 tasks between the initial preview of the property and closing.  Here is just a sample of some of the items that were included in the list.  To see more, please email me at [email protected].  You can also view the Association's website on this topic, http://www.dontityourself.com.

During the Listing Presentation:
?    Give seller an overview of current market conditions and projections
?    Present CMA results to seller, including comparable homes recently sold, current listings and expired listings
?    Offer pricing strategy based on professional judgment and interpretation or current market conditions
?    Screen for qualified buyers and protect seller from curiosity seekers

Once Property is Listed:
?    Review current title information
?    Confirm lot size via owner's copy of certified survey, if available
?    Prepare showing instructions for buyers' agents and agree on showing time window with seller
?    Discuss possible buyer financing alternatives and options with seller

Marketing the Listing:
?    Create print and Internet ads with seller's input
?    Coordinate showings with owners, tenants, and other real estate professionals.  Return all calls ? weekends included
